Is she paying rent? How long has she lived there?

If she pays rent, there may be an issue just kicking her out. You may want to research (or ask on here) about her rights to living there. I am not sure.

First you can't just "kick" her out even if she does not pay rent.

Is her name on the deed or on the mortgage ?

Does she have any type of written agreement.

But if she is not on the loan and not on the deed, you will have to give her written notice to move out, and then if she does not, evict her though your state rules for eviction
