I really need some guidance please.It's a medical building,very high volume, intense cleaning, lots of garbage & cardboard, 4 lunchrooms, 19 washrooms,many family doctors renting their space,fracture clinic,wound care cleaning, walk-in clinic that is very busy and dirty
90% of floors are linoleum,the rest tiles,the diabetic clininc is carpet.The owner of the building wants it cleaned daily, there is 2 of and it takes us about 6-7 hours to clean, in the winter is longer due to the snow and salt.Shouls we charge per cleaning all separate tenants or as a whole, some are 5 days others 7 days.

Are you bidding to a property manager?

If so, then you should bid the 'common areas' to them. Ask the property manager if you should then bid to each individual tenant.

Thanks Stringer, we are bidding to the manager. It just feels right to me to charge each one individually because they are all different.like the doctors offices are simpler just nightly garbage removal and sweep,once a week wash floors, but the lab and the washrooms and lobby have very high traffic and require more cleaning,like I said the winter is very intense cleaning. But when I price that way my yearly figure is very high (123800.00/per year)could that be right I mean we need to make a living but I don't want to scare him(they did fire the old cleaners because they were expensive and did not do a good job)
But I guess after expenses and taxes it would leave us with a good profit,we supply cleaning products they supply paper products and garbage bags.I mean we work our butts off every night and have had compliments.

If the PM wants you to bid it all to them then you have to calculate all the time/labor necessary to complete the job including the different days of operation.

Sq footage is 34800 so eaven at 0.25 cents per sq.feet that's $104400/per year.what would be the lowest sq foot price you would recommend,I can't understand how some people can cheap out on something so important like the reputation of your company. Thanks for your help Stringer

34800 sq feet, there's 8 separate departments and the main clinic has 6 pods, each pod has 2 family doctors and 4 exam rooms,there's 2 procedure rooms, when you come in the main entrance there's a large waiting area with 3 receptions counters each with 3 receptions inside.No other floor work other then mopping for now( we use mop and bucket which needs to dumped and refilled several times a night and many many mop heads ) in the winter the salt is a BIG problem .I hope you can visualize how big and busy this place is and how labour intense it is since we are using basic equipment, hoping next winter to have a floor machine and we would save time if we had a cart for the garbage( we only have two hands, making many trips to the dumpster,I was ready to quit this past winter when we had to tromp through the snow to get to the dumpster) I have already mentioned all of this to the PM and he will look into . May I ask how long you have been in this business? Why I ask is that you have to acquire efficiencies. By that I mean getting better with the time you spend cleaning. You need to organize yourself and your people to do more intelligently. You have to survey what you are doing and where you are putting your time. In areas where you are only collecting the trash for example there is less time spent, in areas where there is more to do... more time. I know that this sounds to simple but you will be surprised how much time you are wasting where you shouldn't be.

Medical cleaning is serious business people's health depend on you to make sure that all is especially clean.

Do you have a Hazardous Communication Program? Are you OSHA compliant? Do you have an MSDS? Do you know what Universal Precautions are? Do you understand Blood Borne Pathogens? Do you know what PPE is?

80% of our business is medical cleaning ranging from clinics to surgical complexes and hospitals.

Let's talk... actually I believe that you can make a nice profit and do a great job at $0.18 / sq ft or less.

Thanks for all your help Stringer,spoke with the PM and I don't think they are ready to pay more but he owns 2 other clinics one is roughly 2200sq feet and the other 2600sq feet, he would like us to clean them that way we would get in 8+ hours a day.This is crazy
