When I turn on the hot water the hot water is not stable hot. By the way I have gas water heater in a single family.
You think it is because the water heater temperature or the element.

Gas hot water heaters do not have elements. Your problem sounds like the dip tube has slipped off from the cold water inlet in the heater. The dip tube directs cold water entering the heater down to the bottom of the tank where it's heated. Without a dip tube the cold water mixes with the hot and you get a lousy shower. Regards, Tom

How come every where in the house is OK except one lavatory has hot water fluctuation.

In some lavatory faucets when you have the hot and cold water on at the same time you can put your hand in the stream and actually feel the different streams of water coming out, so I actually think that your problem is with the faucet itself and I do not know any thing to do about it.
That is if I understand what you meant by the words "not stable" if you meant something else then add it and someone will try to answer you.

Sorry! I misunderstood. It's not the dip tube. M y mistake.
Sounds like your hot water faucet is clogged with mineral built up in your water heater due to not flushing it on a regular schedule. Now the mineral's in your system and is clogging the inlet ports of your faucet. The solution would be to open up the faucet and check and clean the hot side of the valve. Before you reassemble turn the hot water back on for a minute to flush out the hot water supply. Also you need to start flushing your heater. For long life and fewer troubles you should keep your heater clear of mineral build-up by flushing on a regular schedule. Let me show you how. Attach a hose to the boiler drain at the bottom of the tank. With the pressure on, open the boiler drain and let it run until the water runs clear. You will see a spurt of red,(rust) followed by white grains,(lime or calcium carbonate). This shouldn't take more then a few minutes. Do this monthly to keep it clear. Now flush out your hot water lines on ALL fixtures. Don't forget to flush it out every month. Your heater will thank you for it. Good luck, Tom
