My water heater relief valve is leaking on almost a daily basis. I had the water utility company check the pressue and it was fine. I have replaced the old relief valve and still I have a leak. There is no backflow preventor installed in the house or in the meter. The temperature is set on a low setting. And the water heater is only 2 years old. What else could be causing this problem?

T & P valves only release water if, (1) there is too high a temperature/pressure, (2) If there's dirt or mineral caught under the seat **or** (3) if you have a sprinkler system and a check valve or a backflow preventer imstalled with no expansion tank. Take your pick. Regards, Tom

Tom, in that one thread you mentioned the heat trap nipples causing problems. Could they be messing up the T&P vales too?

Lab, If the "heat trap nipples" are clogged it could build up pressure if the water heated up, however the complaint wasn't about reduced hot water flow but it was good thinking on your part. It slipped by me. Regards, Tom

I have similar problem, where my tri-indicator reads 35psi when in operation. The pressure release valve is set for 30 psi.

I have a steady drip when the boiler is running.

How do I go about relieving some of the pressure?

Jsharp, do you have 2 valves? One for the cold and one for the hot?
You may have a t&p that was previously harmed by pressure and/or temperature and the spring was weakened. It is best to simply replace it.

Is this a hot water tank or a heating boiler? If so, repost in heating.
