I have lived @ my apartment 3 years. This past year the air conditioning went out in 100 degree weather 3 times. Heat has went out twice in freezing temperatures, and I haven't had hot water since November. Can I legally break my lease without paying them anything

For each of the five failures of the A/C or heating, how long did it take the LL to get it fixed? And, of course, which state or country you are in might also be important for an accurate answer.
