    Homeowner is selling house.
    Our landlord/homeowner is selling the home we live in and is asking us to allow the realtor access to the property if and when they need it. The owner sent us a letter stating his intention to sell and is giving us a reduction on our rent so long as we get the home in "show-shape". What is considered his responsibility in the normal "wear and tear" of the home and what are our obligations as tenants? He has been a good landlord and we are great tenants and have been for the nearly two years we have been here. Thanks. Scott<><

    With notice you have to allow the house to be shown, a 24 hour notice is common, but expect some realitors to show up with less.

    They will expect you to have junk put away, and the home more staged for shows, no ditry dishes, lawn keep up, junk put away.

    If things need to be painted or replaced, you have to contract the owner to see about those things, Your main issue is to make the home look nice, clean.
    About two years ago we were looking at houses, with renters in them, there was trash bags with trash in the front room of one, dirty dishes from several days in another. In one there was a person in bed who did not and would not get up, so we just Peeked into the bedroom could not even see it. So they want you to help with selling the home
