    I rent a house that was foreclosed on and now the bank owns it. Help
    The hot water heater is leaking and flooding our garage. The house was not sold at auction and the bank now owns it. Who is responsible for the damage and the repair? We have no hot water and hot water all over the garage floor. We live in California with 2 kids. Who do we talk to for help? Anything helps thank you

    Call the bank & write them a certified letter... If you don't hear back from them, hire somebody to do the work, and deduct it from you rent...

    JAgree with excon, the bank is now your landlord , so they are the ones who have to do it.

    Of course you would be expected to have at least turned the water to it off when you found the leak, And I will assume the water will dry up in a garage area without a lot of real damage.

    And I agree, since the day of the non sale and the bank took ownership ( actually it is considered a sale and the bank bought it for the amount of the lien)

    But you should have been sending them the rent check, merely get it fixed and deduct it from the rent you pay if they are not responding to you.

    When was the auction? Did you get anything from the bank certifying their ownership?
