My wife and I woke up this morning to no running water at all in our house - We do have running water at the front of the house at the bib though. Just nowhere else in the house or at the backyard bib. We live in Arizona and did have a very cold spell last night,but not freezing. I called the water company and nobody else has called to say frozen pipes and both neighbors have running water. Any help would be appreciated. It seems very strange that my house is the only one affected. Thanks in advance!

The bibs are probably unregulated. The only inline device is the pressure regulator, may be plugged with dirt or failed although they usually fail by letting the pressure go up. Any work done in the street nearby?

None that I know of. How would we check the pressure regulator?

Hi guys:

If you have a pressure regulator as Ma0641 suggested then that is the first thing to check. Here, the pressure regulator has an internal strainer that removes sediment and can become plugged and stop water flow dead in its tracks.

Here, shut the water to the home off and unscrew the strainer nut (see images). Take a pair of needlenose pliers and reach up and into the regulator and pull the cylindrical strainer out and clean it. Pulse the water main back on at this point to flush the line through the regulator (without strainer in place) and then reassemble the regulator and test your work.

You may need to pull the aerators off the faucets inside the house to be sure these don't get clogged.

If you don't have an inline pressure regulator then as Parttime asked, any whole house filters, conditioners, etc? If so, with any luck you will have some bypass piping in place and can bypass the device(s) to check for water. Once water flows you should know what needs to be fixed/replaced/cleared... ;)

By water filter or conditioner inline do you mean soft water system? We use to have one but had it removed. Although when they removed it the guy left all the pipes and plumbing so if we wanted to get one again we would just need the metal cylinder. I hope this answers your question parttime.

Mark I think we have a pressure regulator but it looks different than your picture. I will see if I can take a picture and post.

Mark and others have given you suggestions. Here is a way to get water into the house. Turn off the water at the interior shut off valve. Disconnect the cold water washer hose AT THE WASHER, not the valve. Connect a garden hose from the bib to the disconnected washer hose, make sure there are hose washers in place-it should fit and tighten. SLOWLY turn on the hose bib, checking for leaks as this is probably unregulated pressure. You should have water in the house, hot and cold. Do not drink this water. I have used this approach when my old well would go dry-I'd tap from my neighbors house.
