I rent a commercial space last few month and in the agrement the maintanance fee was estimated for $12,50 per sq feet but now after all the sign and I start to pay they say it's $18 per sq feet it's raised my rent for $500. Is there anything that I can do?

You could always negotiate another rate, if your landlord is amenable. If you can't afford it, and you're about to leave because of it, he SHOULD negotiate with you.
