    Mobile home title
    We have a mobile home that we have the title but its in the previous owners name and they won't transfer it because the mobile home was repossessed from the previous owner and the bank sold it to and auction company who in turn sold it to the park where the mobile home is. We bought it from the park and was told by the DMV that we need an affidavit of repossesion from the bank, but they won't give it to us because we are third party. We have not been able to find the previous owner and it has been 5yrs since we bought it. We want to sell it soon. Any suggestions?

    You will need to sue the seller for all your money back, since they have failed to supply you with a valid title for the sale

    Start with the bank, then the auction company and THEN the mobile home park. Someone has got to get up off their lazy behind and do some paperwork on this. (I don't mean you but THEM). If you have the original title even if it's in the original owner's name you need to get one of those listed above to sign it over to you. It will take some doing but keep at them. Go to the bank in person and sit down and have all your paperwork in order - especially the affidavit already made up so they don't have to do much "leg" work on this. If not then contact your Office of Manufactured Homes in your state capital and tell THEM that the bank won't cooperate with you. They will step in and demand that they DO cooperate with you. Go to the bank in person first though and if you don't get anywhere advise them you will contact the State Division of Manufactured Homes and I'll betcha they'll quickly rethink their options.

    Thanks, we have went to the bank and the mobile home company and they won't do anything! It is worth a try about contacting the state about it,I really hope that works! :)

    This is a common problem when you buy a repoed mobile home. I had been working at a manufactured home dealership when a buyer's financing fell through on a brand new home. They had already paid the dealer a lot of money towards the new home and could not get their money back. The dealer found them a very similar repoed 16X80' home and almost a year later they did not have the title. I advised them to contact the Manufactured Home Division of the State of Ohio. Long story short they got their title in their names about 3 months later just by following my advice. You should also get your title once you involve the State as they don't play around with these repoed homes and titles.
