    Validity of Lease in Florida
    I have a lease with a homeowner and I want to get out. Many reasons but none are valid to break a lease. My question pertains to the validity of the lease. The landlord is renting the home because she is going through a divorce. The home is in both of their names, but I only signed a lease with her. I've never met the other homeowner and I have no idea how to get ahold of him. Since the agreement does not include both homeowners, is it valid? If it is invalid, can I just give notice and move out?

    You may be making a few assumptions here. Have you seeen the deed, how do you know both names are on the lease? She apparently has control of the property and your lease sounds valid from what you have said so far. No you can't just move out. You owe rent until such time as she finds another renter and some states do not require her to do an extensive search for a new renter. Why not discuss this with her and, if need be, make an offer the allow you out early. When is the lease up?

    I haven't seen the deed. But the mail still comes to the house. I have seen the mortgage statement addressed to both of them.
