Tenant will not sign new lease, how much time do I have to give to evict?
I have a tenant that ends their one year lease in less then a week, but refuses to sign a new lease since they are not sure they want to be there for a year. I even offered a month to month lease but they will not sign that either, I know they automatically fall under a month to month as far as the law goes but I'm in the process of trying to refinance and I can't proceed without a signed lease agreement. I have decided to pursue a new tenant but can't find what legal requirements I need in Florida as far as time line I need to give them to be out by.

Give them notice ( as required in your current lease) that the lease is expiring and they have refused to renew and must be out of the building by the end of the lease ( or period you give them)

Should have been forced long before a week before end of the lease.

Most commercial leases are not bound by most of the rules of residential rentals and follow the rules of the lease agreement only
