    When we bought a house and needed out of a lease we approached the owner about finding someone to finish off our lease (either by sublease or lease assumption) We advertised, interviewed and then turn the final potential tenant over to him to interview and then he drew up a lease with them. We had been good tenants so he was willing to be flexible, it saved him the money of advertising if we moved out at the end of the lease and he didn't really have to do much to get another long term tenant.

    This is a better option than just breaking the lease.

    The short answer is no. The long answer is you have several options. You could subease. You could find a replacement tenant. You could negotiate a buy out.
