    Renting out room in house/verbal agreement after 12 days I want him out
    I am a single mom renting out my master bedroom in my house... month to month verbal agreement.
    This tenant/renter after 12 days has shown hostile harassing behavior --it was a mutual agreement for him to move out after I advised him that this was not going to workout. He agreed... Now he is saying I owe him 30 days notice from the date of the agreement and he doesn't think he has to pay for the extra 10 days that he is staying

    Yes you do owe him a written notice but he owes you rent for the full time he stays.

    Even if he agreed. But apparently changed his mind, probably after checking his rights. Something you should have done before agreeing to rent.

    Yes you owe him a notice, and it gets worst, after the notice, if he still does not move out, you will have to file in court for a hearing to evict him, which could take a couple more weeks.

    This could easily take up to two months. You must now give notice so what's past is already past. If he fails to leave after 30 days then you need to go to court to start eviction. He owes for all time he resides.

    He left the water running in the faucet full blast --i heard the water running & turned it off --
    The only thing left is a lamp, a bag and a trashcan. Doesn't this mean he has vacated the premises --he hasn't paid me rent for these extra days...

    He basically has moved out
    His lamp , and trashcan are left
    He leaves water running and my room is trashed
    He still is threatening to sue me if I clean it out
    -Isnt he bullying me at this point

    Please don't use the comments feature for follow-up. There is no reason to post the same information to each post. Use the Answer options instead.

    I think that constitutes a vacate. You can sue him for any damages caused by leaving the water running.

    Just to be safe I would still take steps to start eviction. He could come back in a week and say he was on a trip. Give him the 30 day notice to insure the process won't be halted by his return
