If you are talking about an ex-girlfriend you very well may have to buy her out. You cannot force her to give up property to which she may have a legal claim.

It is a ex girlfriend whom is willing to sign over without having to buy her out and no strings attached at this time. So I want to make sure do things right the first time so I don't screw myself.

I have a grant deed, quitclaim deed and ownership report. Im thinking the grant deed first so I can have sole ownership then deal with the mortgage change... is this correct
