    Concrete floor leaking water from snow
    When it rains or snows water tends to leak into the garage along the bottom at the walls, it appears to be coming from outside.

    I have tried to simulate the leak by hosing the walls and ground with tons of water from the outside, but it does not leak. The garage is 1 year old.

    The roof, gutters and down spouts are all new.

    What could the problem be?

    The ground water may rise to the point of wetting concrete from bottom. This u would only be able to determine by digging in area of leak on outside of garage.

    Being that garage is only 1yr old, would have contractor come back to check it out.

    Is the wall base ON the concrete or is there a curb raising the wall height some?

    If the walls are at ground level(or even)and the sill plate wasn't sealed down(sill seal isn't enough,there has to be a seal besides a piece of foam,especially where there are bolts and seams in the foam seal),the wood can and does warp, in a year,it should now show it's true colors.

    This can be fixed,raising the walls and sealing under the plate isn't out of the question.

    Like suggested above,contact the builder about this,it's too new to have these problems and not be covered.
