3 years ago my parents put my name on the deed to their house the title reads Life Estate Deed they are trying to refinance the mortgage and was turned down because it's a life estate deed. Can they reverse it so they can refinance

You could convey your remainder back to them, thus once again merging the life estate with the remainder.
