We sent our tenaants a letter that they had 30 days to catch up on the rent but have moved out with any notice and have broken there lease instead, are intitled to get out keys back even if they still have stuff in the house? Thanks

I can not speak for your area, but if their things are still in the house, they are not "moved out" In my rentals ( in TN and GA) I have to still go though eviction procedure if they have most of their things in the house
