    Does a landlord have to give 30 day notice they don't want renew my lease
    I get a fed ex package on August 16,2010 stating that my landlord is not going to renew my lease. Also that I need to be out by September 1,2010. What are my options legally in the state of Missouri? I am subletting this loft but I do have a lease. Thanks

    I get a fed ex on Aug 16,2010 stating that my landlord will not renew the lease but wants to sell the loft instead. Also that I need to be out by September 1,2010, only giving me 14days . Legally I would like to know my options. Thanks.

    The lease ends on 9/1/10? The LL has to give you 30 days notice:

    441.060. 1. A tenancy at will or by sufferance, or for less than one year, may be terminated by the person entitled to the possession by giving one month's notice, in writing, to the person in possession, requiring the person in possession to vacate the premises.

    You see, when the lease is up, Sept. 1 as I understand it, you become a tenant at will.

    But this is interesting:

If any tenant for life or years, or if any other person, who may come into the possession of any lands or tenements under or by collusion with such tenant, shall willfully hold over the same after the termination of such term, and after demand made and notice in writing given, requiring the possession thereof, by the person entitled thereto, such person so holding over shall pay to the person so kept out of possession double the yearly value of the lands or tenements so detained, for all the time he shall keep the person entitled out of possession.

    What does your lease say about renewal? Did this notice come from the landlord or from the person you are subletting from? Does that person's lease permit sublets?

    Any lease you may have as a sublet is subordinate to the lease with the Landowner.
