    I need a title for my mobile home
    I have been living in a mobile home for almost 8 years and I have not made one payment. The mobile home company went out of business soon after the mobile home was set up and we moved in. Our calls went unanswered so I called the finance company, who had no record of us. So we decided to wait and see if we were contacted for our monthly payment but no one ever called. So here's my problem we want to sell the mobile home and use the money as a down payment on a house but we have no title. How do I go about getting a title?

    Contact your local DMV and see who has the title.

    I hope you have been paying what you were supposed to pay into an escrow account. If you don't you may have to come up with 8 years of payments.

    I doubt you can sell it for the amount of money owed on it, since you never made any payments.

    So assuming you lived there , I would guess ( OK I know you didn't) but you should have been putting the payments into escrow for when the loan turned up to pay the late payments.

    So you should have a bank full of money from 8 years of payments that were never made.

    To get the title, you will still need to pay for it

    You also will be liable for any yearly taxes on the home for those 8 years as well. You need to also contact the Tax Assessor's Office and see just who has or has not been paying the taxes on your home for the last 8 years. There is no way that the company that went out of business could have moved the home onto the lot or private land where it is now located without a county permit being issued. The permit then goes immediately to the tax collector's office so the mobile home is properly taxed. You may just get a very nasty surprise in the mail soon saying that you owe all the back taxes or your home will be seized and sold for the back taxes.

    Why did you wait so long thinking you didn't still owe for the home?

    If this was a new home you need to contact the company who manufactured this home as they will have the MCO or MSO paperwork that is needed to get an original title issued in the first place. Without the paperwork from the manufacturer being run through the DMV you can't get a title.
