    Purchase of lot
    We are purchasing a lot from a seller with intent to build. To make sure we don't miss anything, what documents are needed? What should seller provide?

    The one thing you absolutely need is to have this handled by either an attorney or title company. Even if we list for you the documents that the seller must provide, how will you know if the seller has prepared those documents correctly? How will you know if the seller is giving you a deed for the lot rather than the Brooklyn Bridge? Having the closing handled by an attorney or title company is not expensive and is definitely worth it when buying property.

    You really should have it done by a title attorney or title company.

    You want a title search, and should want title insurance. Next you may wish to have a current survey done, and have the deed checked for restrictions, any set backs and any easments that may effect building.

    Also you will want to check zoning laws as to required size of lots for building. For example in my subdivision lots have to be at least 1/2 acre in size, if there are sub divided lots smaller than that, you could not build on them in my subdivison without a waver on code.
