If you're the purchaser, and he's the listing agent, he DOESN'T represent YOU. He CANNOT. He already has an agreement with the seller to represent them... If that's the arrangement you have, run away. Clearly, he can't represent YOU, if he's representing THEM. If you don't understand that, you need to. If that's the arrangement you THINK you have, you'd better get it cleared up. If not, it'll COST you money, and other troubles.

In fact, that's probably why you're having the questions you have. There's a BUILT in conflict. A REAL buyers agent would be able to answer these questions for you.
