    What can I do if the person to whom I bought a house never recorded my contract deed
    I need to know if he never recorded my contract deed what can I do this person now declared himself bankrupt and my house went foreclosure he didn't sign me as the second interested person can anyone give some advice I have spent too much money

    I'm afraid you are stuck here. Normally a contract for deed is not recorded, though it can be. But even if it was recorded, it would take a second position behind the mortgage. Unless the house is sold for more than the balance of the mortgage you may get nothing.

    You can still record the contract yourself. Normally this is the buyer's responsibility anyway. You can also try negotiating with the lender to see if you can get the mortgage assigned to you.
