My laundry is located in the kitchen, a little room has been created that makes the kitchen and the laundry cramped. The garage is just on the other side of the laundry/kitchen. I wanted to move the laundry to the garage. I want to make a small room inside the garage that. Problem is that the floor of the garage is about 18 inches below the floor of the current laundry. I would like to have the floor in the garage be level with the current laundry floor. How do I do this? I am going to use the corner of the garage so 2 walls will have to be framed to close of the laundry. I'm just not sure how to create a elevated floor. I plan to run the plumbing through the elevated floor. Also will I need a permit for this? The garage already has electrical running to it, and I won't be using the laundry but for a couple of minutes a week.

Yes, u need to permit to do the work u want.

The washing machine should be on its own circuit.

What is size of room u want to make for laundry room.


Is plumbing for laundry room in kitchen on the common wall with garage?

Is dryer electric?

The building of the platform for new room is not a problem, but makes easier if questions are answered.

Yes, the washing machine is on its on circuit and I plan to extend that about 6 feet to get to the wall that the machine will be plugged to.

The room will be about 6x8.

Yes the plumbing is on the common wall with the garage.

The dryer is electric.

What do I need to build the platform? I think that is my biggest hurdle, since I have an electrician and plumber in the family.

U will have to remove S/R on garage side. This will let u see location of box beam and sub floor.

Use teco hangers to tie new floor beams for new room to box beam even with top of box beam. Use 2x8 for floor beams.

Build knee wall under floor beams. Put in sub floor. This will be either 1/2'' or 3/4'' plywood. This depends on what existing sub floor is.

Build walls for room. Allow for door opening. Use fire coded S/R on garage side.

Have plumbing and electric done, then finish inside of room.

Also, I forgot to mention that the 18" wall between the garage and the kitchen is a masonry wall. Do I still use teco hangers to attach the new floor beams to the masonry wall?

Can not use teco on masonry wall.

Is kitchen on a concrete slab? If so will have to give u different building instructions.

No, the kitchen is not on a concrete slab. The garage is on a concrete slab. The basement ends where the kitchen ends, and there is a masonry wall that goes up from the basement up to the garage, it is only 18" high in the garage and then its s/r. The kitchen sits on floor beams.

If u follow direction in 4th post, u should have no problems.

One thing is not clear. The room that I want to build is only 6'x8', the garage is about 20'x 30'. I understand that I will tie the new floor beams to the top of the box beam of the old laundry. But what about the other end of the new floor beam? They will be elevated about 10" of the ground on one corner in the middle of the garage. What do "tie" the floor beam to?
