    23,596 sq ft office space to be cleaned 5days per week. It's a pretty bug place

    What is the density of this building; How many people in this building (staff)? How many desk/trashcans? This all affects your time such as the washrooms, more dirt and usage of paper products, etc.

    If dense you will have to spend more time and time is money.


    Let me know what info you have on this or what you can find out. And do you have any carpet cleaning and hard floor work involved?

    I would figure the job two ways; hourly and by the square footage to arrive a profitable and competitive price.

    Areas to be services: entrance, foyer, waiting room, lobby/reception area, general office, private office, executive office, conference room, copy room/area, file room area, testing room, restrooms, lunch room/kitchen, kitchen/coffee area, stairwells, hallways, stairways, landings, elevator cabs, labs, 5xs per week. Strip/Wax floors 2xs per yr. Hot water extraction for restoration of carpeting 2xs per yr, exterior window cleaning 2xs per yr.
    Empty all recyclables & remove to designated areas daily.
    Clean refrigerator 1x per week. The client provides garbage bags & a janitor closet for storage. (23,596 sq ft) Some told me $2000mo-(impossible)
    I'd spend more than that on the soap/salaries (4 employees & myself-owner) Please advise

    Ok, first you realize that pricing is your decision and no one else's.

    Is it dense? Lots of employees?

    IF the windows, carpet and VCT stripping are priced separately in addition to the base monthly cleaning charge then I would say somewhere between $0.15 to $0.18 per square foot ($0.16 x 24,000 sq ft =$3,840 per month)

    And the client provides; trash bags, PT, TP, hand soaps, etc.

    Play with the figures, figure your labor hours and profit. We all want to make as much profit as possible (within reason) however being too high or too low will not get you the job in most cases... redundant I know...

    EDIT: Carpet restoration is much more costly than regular extraction ($0.13 to $0.16 regular cleaning--restoration - $0.21 to $0.29 per sq ft)
