    The present tenant would like a roommate to move in to share the cost of the rental. The present lease agreement (month to month) states no subletting. We don't mind a roommate moving in but are not sure whether we need to write up a new lease andgo through the whole process again OR give the current tenant permission to have a roommate.

    Hello d:

    You don't need a NEW lease. You can write up an addendum that gives her permission to have a roommate with whatever conditions you want to apply. To avoid any contradictions, I'd mention specifically that the addendum supersedes the paragraph about subletting.
