    Is land contract renting
    I live in Ohio. We are selling a home by Land Contract. The town where we are selling say we are the 'Landlords'. I say this is not a rentel, I am not the Land Lord. This is over the lawn care... or lack of. I believe we are the sellers (bank) they are the buyers. There is no Land Lord, unless all banks are Land Lords

    I don't think you understand what a land contract is. If you're the seller, WHY did you enter into a land contract instead of a purchase and sale agreement?

    Nope. A land contract, means that some stuff needs to happen BEFORE a deed is provided. UNTIL that time, legally speaking, you ARE their landlord. I don't know what YOUR contract calls for to happen BEFORE a sale takes place. Read it and tell me.

    The town has an ordinance requiring lawn care of landlords? Does the ordinance define the term?

    On a contract you are still the owner on the deed. The person who actually owns it, ( listed on the deed) will be the ones normally fined or charged if there is violations of zoning or code violations.

    In your contract I am sure you put a clause that they would be held liable for zonning or code issues. So you use this clause to force them to fix the issue, and if they don't, then they are in default.

    And of course assuming you wrote the land contract up properly once they go into default, it does turn into a rental.

    But yes, ( normally) in a contract you are the liable person
