Is no lease or renting weekly better than standard rental lease?
TENANTS ARE SO HORRIBLE--I['M ABOUT TO GIVE UP MY RENTAL BUSINESS. ALL LAWS IN vA ARE 100% FOR THE TENANT. I RENTED to a 30 yr old lady w/2 kids whom I knew didn't have per fect credit, etc. but wanted to give her a chance. She and her boyfriend whom she just moved in and now his son, (all into a 2 br) are cons and know rental laws inside out. They know we're stuck. Oh yes, I can evict them, but it'll take a month and 1/2! And can sue, but can't squeese blood from a turnip! So, I'm trying to find SOME WAY to help me as the landlord. I put in her lease, only her and 2 kids, but law will allow her to move 10 people in and nothing I can do except wait it out w/eviction. Law won't even come and kick them out! Now they're deliberately tearing up the place!! (we have laws here about limit # of "families" in single family house, which this is, but same process, eviction and then, can even GET ME IN TROUBLE.) ANYTHING I can do? Will a weekly lease help me in some way? Or no lease? Or anything to get people out quicker?? Help!!

She is currently on a lease, when does it run out and is she paying her rent?

You have filed in court for an order of eviction and it will take 45 days or so? Your problem isn't the lease terms, or lack thereof, but the fact that your courts are so clogged.
