    Land contract
    Signed land contract 2 yrs ago it expired last week. However, in the contract it says we keep the house in good repair. Last week the air conditioning went out while the contract was still in effect. We had three professional companies come out and all stated that the "air conditioner unit was not repairable only replaceable due to the age of the air unit 23+ yrs old and furnace unit being 40+ yrs old". All three said that the furnace was a fire hazard because of the age! The said the new air conditoner units would not work with that old of a furnace.

    We are now considered renter month to month. What is our legal obligations regarding the air conditioner unit since it is not repairable?

    If you maintained the HVAC systems properly, and they just got old and wore out, I woud say that it's the landlord's responsibility.
