    Painting price is relative to area u are working in. This is not what room but geographical.

    The cost would also have to reflect any patching, caulking, taping and sanding that has to be done.

    The cost would be the estimate cost of supplies plus how much u would like to make/earn.

    There are many more variables, but these are the high lights.

    Prices range between $1.50 to $3.50 per square foot. However, you must consider any scraping, powerwashing, cualking, etc. Take the square footage and mult. It by both $1.50 and then 3.50. This will give you high/low numbers. Remember to add your material costs! If there is a lot of scraping (time consuming) charge $3.50, if not and it's easy to prep charge less! That's the best I can do without pixs!

    U are saying that to paint a 12x12 room 8 feet high u would charge almost $800. That is without any repairs or caulking. A 12x12 room with 8 foot walls including ceiling has a 528 sq ft surface times $1.50 comes to $792. If I could get that kind of money, I would stop doing all the other things needed in a house.

    U would have a very hard time getting this kind of money even in a multi-million dollar house.

    I think you figure the SQF of the room not the wall and add a little extra if you have to paint the lid
    so a 12x12 room is 144 sqf =216 for the room

    You guys can let me know if I am way off

    Hypothetical:Someone calls u for a job. Tells u have a 12x12 room to paint with no prep work. U quote them $216. U get to job and find it has a 16' ceiling.

    I know this is way over top but even a 10' ceiling will change price.

    Pricing the labor is relative to many factors. Some are location, # windows, # of doors, furniture in room, type of paint, more then one color, how bad u want job and how much u want to make.
