There sure are laws regarding this.
IF the listing contract states appliances go with it and you get an acceptable contract to sell/buy the house, the buyer
Gets the appliances.
Simple.
THERE is something under the skin I want to know about.
Why now do u feel uncomfortable giving up the applicances

This is from 2003 and the OP hasn't been back so I would guess that the situation is solved.
However - it's contract law. You contract to sell the house with furnishings or appliances, back out and you'll be sued based on the contract.
