    How do you serve a 3 day quit if rental agreement expired
    My father rented the back house of the property that I live at. A 1 yr rental agreement for $1800.00 a month with $1000.00 deposit was drawn up and signed by both my father and stepmother and the tenants. During the year my father passed away leaving my stepmother sole owner. The year rental agreement expired about 2 months ago and my stepmother failed to renew agreement. The tenants have continued to pay until this month. Now the tenant are saying that they are moving and are refusing to pay this months rent and stated to use $1000.00 deposit towards the rent. I gave the husband the 3 day quit and he said he never received it. To I give them a 30 day notice now. The home is in Anaheim California

    So he says he did not get it? Who cares you proceed , well you would have, if you had not given him a 30 day notice.

    Merely inform them that they have to give a 30 day notice and that all rent is expected though that time. Deposit is to be used for damage to the properly.
