    What is the procedure/ process for addressing arrears on residential mortgages in Ont
    I am the holder of a first mortgage on a residential property in Ontario.
    The debtor is in arrears and I would like to understand the process I need to follow to either get the arrears paid or "call" the mortgage.

    If you try to do this yourself, it will be an eternal headache for you. I suggest you have a conference with your solicitor and have him advice the proper avenue to follow.

    The first step to doing anything is to send a letter demanding payment, setting for the amount(s), giving a deadline. Send it receipt requested.

    And then follow Tickle's (good) advice.

    Yes, cv, you probably know the Canada Post procedures. Send it registered mail whereby it has to be signed for, at the address, or Federal Express (signed for on receipt). I wouldn't worry about the expense of sending it any way where you get it signed for; therefore insuring no excuses.
