    That is a hefty salary at 4500 a month. Surely you have socked some away so you can make a down payment, establish credit (which you need for a mortgage). The Bank wants to see a credit history before they give anyone a mortgage. So basically, unless you have the entire purchase price, you can't buy a home without credit history.

    Hello D:

    You're a perfect candidate for a contract purchase. Your needs meet the needs of many sellers right now. They have houses that they can't sell, and you want to buy one that you can't finance. You DO have the one thing that will make this possible - a large income.

    We can't teach you how to do that here, of course. But, once you find the right seller, and the right house, and you know what to do, it'll be easy.

    You need about 3 or 4 years

    During that time you pay all you bills on time and est credit, Then you set a good budget and start saving for a 15 to 20 percent down
