Get a lawyer to draft up a 30 day notice that you will not continue their month to month lease, assuming they have been paying rent. If they have failed to pay... there are quicker remedies And if they don't leave then you file for eviction. DO NOT simply change locks.

None of this will happen overnight... you have to legally give them written notice in advance.

You evict according to the law in your State - might be a 3 day notice followed by a 30 day.
