    How to inform tenant in Florida that we are not renewing yearly lease.
    I need to inform my tenant that I will not be renewing a yearly- lease due to expire on May 31, 2010. I am giving them two months before the lease expires but I would like to offer them a few options.
    1. They have first rights to make an offer on the home.
    2. They can remain in home month-to month after lease expires while house is on the market.
    3. They can vacate the home upon expiration of their year-lease.

    Before I send a letter to my tenant, I want to make sure that I am including all necessary information and that I am doing everything according to Florida statute. Is this a simple letter that I can create on my own or do you recommend I have a lawyer put one together?

    Anyone can make an offer. So "first rights to make an offer" is not really any right at all. Be sure you make clear that you are not giving them an offer to purchase at any given price, but rather are merely soliciting their offer.

    Hello c:

    No you don't, and the options you're offering aren't special. They get 'em anyway no matter what you do. If you don't write this letter, the lease will automatically revert to a month to month. They can stay or leave after that as they wish, and as AK said, asking them to make an offer, in a very down Florida market, is NO perk.
