    I don't mean this to be silly but a limited warranty is limited. It will not give all the same protection as a warranty deed.

    Perhaps the person will not warrant there is no other claims, or warrant they are the owner, or perhaps that is how they bought it and don't want to for a full warrnty deed either.

    Your real protection is in getting tittle insurance.
    You will want to have someone other than their attorney do a title search, that is your protection also
