    Chimney pulling away from house
    My home was built in 1988 - We have the home the market to sell. Recently one of realtors noticed the chimney is pulling away from the house. What is the best way to solve this issue. I doubt it will pass inspection.

    If it is actually pulling away you ghave movement and this means failed foundation. We are talking about a masonary fireplace, right, all brick or stone.

    If the fireplace is all brick or stone it could easily cost you several thousand dollars to take down the whole chimney, fix the chimney's foundation, and then rebuild it. I had to look into this last year. Some people have fabricated large brackets that hold the chimney against the house, but I wouldn't recommend that approach.
