No rights what so ever. You are there as a renter. And can be evicted at the will of the owner.

The issue is who actually owns the property

I'd have to agree with the Excon despite being in Corrections. You can fight this with some luck. You didn't give us a lot of info but if there is a contract sue for your part. If not still you could try to sue. If it comes down to it you could use the fact he lied to you about the property having a lost deed or even use it as rent so they have to repay you.

The OP would be arguing against a dead man concerning the terms of the contract or agreement. Hard to believe that for that lengthy period no one thought to pull the Deed from the County.

There is far too little info posted to come up with a legal opinion. I see no argument that the taxes were paid in lieu of rent UNLESS there is an agreement to that effect.
