    Can rent be raised if u are late making payments
    Signed a rental lease in July prorated rent of 850.00 I moved here because I got a divorce and told them up front this year might be diffucult I have two kids and live on my own, they have had different people in the office since then... last few months I have been late on my rent but have always contacted tham and did a promise to pay they were always willing to help this month same situation but notice on my door saying that I have broke my lease and the concessions are no longe and I will have to pay 1150.00

    If you could not afford the rent you should not have rented the place. When you are constantly late they will eventually get tired of it.

    However, I don't believe their actions are legal. If you are late and have violated the lease, they can evict you, but they can't arbitrarily raise the rent. I think their rationale is since you have violated the lease, you are now a month to month tenant and they can raise the rent. Not sure a court would agree though.

    Agreed, if you knew you were not going to be able to pay on time, you needed to find a cheaper place,

    1. they can charge you late fees given in the lease

    2. they may evict you if you are always late in payment

    While you are in breach of your lease, all they can do is evict you, unless the lease gives them other rights.

    You also need to stop getting verbal things from them, if you want an agreement, to catch up, it needs to be in writing
