    Owner says he needs proof all items were left in house
    I gave a 30 day notice to owner. I ask about my security dep. He said he first had to send a list of items that he left in the home, to the property mgt co, to make sure everything is still here. I never signed anything stating what items were left here. He is trying not to give me my dep. He could say anything was left here. What can I do about that

    If you were the renter, nothing should have been left in the house by the owner. I have been through this too. Yes, he is probably trying to disqualify you from your security deposit and you may have to take him to small claims court. In my situation, the judge said absolutely nothing should have been left for the renter to deal with. I am sorry you are in this position, it is a hard one, but stand by your guns.

    I learned to take pictures of every room in a rental property to prove no damage, carpets, window coverings, everything.

    Your post is confusing. Is the owner of the property trying to say that when you vacated, you removed his personal items and that is why he is not returning your security deposit?

    What state is this in? When did you give notice of your intent to vacate? What date did you vacate the premises? Did you have a written lease? All of these things are important to know regarding the return of your deposit.
