I need to know what to seal the Pvc soil pipe with. I have a few pics to explain . We got a new toilet to replace the 1986 one that came with the house 10 years ago. We got a shock when we removed the old toilet last night ! Small roots growing under it ! It looks like who ever did the install in 1986-1987 did not bother to seal the pvc soil pipe .

On the right side of the old toilet is where most of the problem was . I worked over 4 hours with my shop vac and air compressor to try and clean this mess . I have a few pics of the farm under the toilet . Lol

This house had termites when we bought it . Now I know why .They had to pay for the repair. We fixed over 12 water leaks in 10 years ! Here in Florida we have a lot of termites.
What can we seal the pvc soil pipe with that is strong ? It needs to be thin with the flange installed. Thanks for your help . Great site .

WOW! What a mess! Don't tell me about termites in Flordia. I've lived in Sarasota for 51 years and had my home tented twice. I question that the pipes weren't properly glued and sealed because I don't see any roots inside the pipe, that is, unless you can show me a break in the PVC and PVC doesn't crack all that easy. It looks to me like the offset flange wax seal didn't do its job and let water seep down into the dirt, outside the pipe, where the roots would seek it out. Your 48.jpeg picture didn't come through but I've seen enough. I think if you reset the toilet using a wax seal with a attached funnel that your root problem would be solved. Good luck, Tom

Update ! Yes it was a big pain . I took a hanger and picked all of the wet nasty dirt and whatever out of the holes. I was bent over for 4 hours plus . We took some grout and forced it around the pipe . Let it dry over 24 hours and the pics show the results .
