    Tennessee Security Deposit
    My tenants abandoned the home and rental agreement 6 months early. Agreement was through 3/6/10 they have not paid rent since August. 1k sec. dep included 500 towards last months rent. They now want remaining 500. Agreement covered 250 cleaning which has now amounted to 600. They did not return keys - 60 to replace. Agreement also covered 25 per week late on rent. Any help with Tennessee/Putnam County law on how to proceed? I and my attorney are in Michigan, tenants are now in Oregon.

    You send them a letter documenting all of the costs, showing where the money went. In return you send a letter demanding the rent for the rest of the lease, After you rent it out again, sue them for all the time it sat empty.

    You do need to consider having a local real estate agent handle the rental

    Last months rent ( or do they still owe two months, when was the last month paid) You merely need to notify them where their 1000 went.
