    Property line and adverse possession?
A few years ago, my neighbor offered to replace the common fence if he could use the narrow space between our garages (a strip about 1-2 feet the length of my garage) for composting. He built a swinging panel from the fence line over to my garage so I would continue to have access. Am I risking adverse possession or deed problems when I sell? Should I end the agreement and put the fence on the property line? I saw it as just a way to help us both, haven't had any neighbor problems. MM

I would draw up an agreement with the neighbor that specifies the property line and provides you and subsequent owners the use of the property inside his fence. I would have a real estate attorney draw up the agreement and have it added to the deed.
