I need to send a 3 day letter to pay or quit due to non-payment. I do not have a written lease. I printed a letter off the internet. It looks good. On the tail end of the last sentence it says "as specified in your rental agreement or lease". Do I need to modify or delete the phrase? Also, if I send a certified letter what happens if he just will not sign for it? Thank you. Nancy

I would not mention lease, but you do have a verbal rental agreement, as to what is to be paid, and when it is due. Not only would I send one, I would personally give them a copy of it also, perhaps with someone with you as a witness it was given.

Remember this is only a notice that must be given prior to formal eviction.
I am in GA and have always just handed them the notice.
