Get a warranty deed. But more important, order a title search before you buy, and buy the title insurance policy!

YOU don't "use" a deed. The seller is the one that uses a deed to give you title. A warranty deed guarantees clear title. A Quit Claim deed does not.

If you want a warranty deed it has to be written into the sales contract.
