    A college girl and her wild friends left our ski chalet trashed and I'm not refunding her security deposit. She's treatened to get her lawyer involved. I'm also worried they might return to get even.

    Hello n:

    I'd set up security cameras if you're worried..

    You DO know that you must supply the tenant with an itemized list of the damage and invoices for the amount you paid to repair the damage. You also have to do that in a timely manner.

    The details will be found in your states landlord/tenant laws. We have copies at the top of the real estate page on a sticky note.

    If it was just cleaning, how much can cleaning cost, even if it was pretty "trashed"? $300?

    If you're keeping more than that, I'd be worried that she'd do something too.

    I'm assuming there was a written lease that specified everything. But excon is right, you need to send them an itemized list of the costs. And you will be expected to back up the costs with receipts, pictures, etc.

    As long as you have the proof their threats are empty.
