My presssure goes to 60 and drops to 40 and then goes back to 60 and drops again. My relay and pump are obviously working fine, why would I be constantly losing pressure from my well.?

There's a leak somewhere. Assuming that this is a submerged pump. If so, do this:
1. Turn off water to the house, then watch the pressure gauge. If the pressure drops from 60 to 40, then you have a leaking checkvalve.
2. If the system holds pressure with the house turned off, then you have a leak somewhere "upstream" from the pressure tank.
With a bad check/foot valve turning off the pump will drop your pressure to zero. If that's the case replacve the check valve. Good luck, TomQuote:

You are correct about that. It will drop to zero. I was actually referring to his description of the problem, but I can see how that would be confusing to the homeowner.
