IT IS ALMOST WINTER HERE IN MICHIGAN AND WE JUST FOUND OUT THE MOBILE HOME WE PURCHASED TO RENT OUT HAS SOME MINOR ROOF LEAKS.
I CLEANNED THE ROOF OFF AND Didn't REALLY SEE ANY REAlly bad spots, like blisters or large cracks.
Afeter looking at it further it appears it has been leaking for a while.
What can I use to seal the roof before the weather gets too bad, it is about 35 degrees here now, I do plan on major roof repairs in the spring

You might try finding some roof asphalt patching that can be used in colder weather. I remember when I was redoing my asphalt shingles that the product said it can be used in colder temps. Ask at your hardware store or Lowe's for this product. It comes in tubes for use with a caulk gun and cans where you can dip in a trowel.

You need to locate where the roof is actually leaking though.

Is the roof all metal or asphalt shingles?

Not sure what the roof is made of origionally, but I do know it isn't shingles and the roof is flat

If it is flat then I'm 100% sure it's a metal roof. The home must be from the 1980's or earlier as they stopped doing flat metal roofs about that time. You need to isolate the roof leak as soon as possible and then use the black asphalt roofing material to seal the roof. The longer the roof is leaking, the more damage is done inside the home by water intrusion.

Also, do you know exactly where the roof is leaking? Have you also checked out each exterior wall on the outside to see if the roof is leaking where it connects to the side walls? Also, seal above each window as that is a favorite spot for water intrusion.

You may have to resort to a complete roof over as soon as you can afford it. This would involve a second layer of metal over the complete existing roof area with layers of foam in between the metal as an extra insulation factor. The roof over would have to be at least a foot higher in the middle of the roof line for the water to drop off properly. A lot of the older, flat roofed mobile homes do leak even though the roofs are metal.
