    Is the law for Commercial eviction different from residential eviction? Can you be evicted if you are a first time offender in paying rent late?

    Yes and probably. Commercial real estate evictions are covered by the terms of the lease. If the lease allows the tenant to pay rent late one or more times before the tenant is in default then the landlord can't sue for eviction the first time the tenant pays late. But if the lease does not address this then the landlord can file a lawsuit for eviction the day after the payment was due.
